The Basics

    The goal of this page is to give a quick summary of the Pinon Ranch HOA's guiding principals.  Nothing written here supersedes the Covenants or ByLaws. However, it is easier to read.

Rules

   Pinon Ranch HOA is not managed by an outside company, but by homeowners just like you.  Our goal is to maintain the beauty and value of the neighborhood for the benefit of all.  The rules set forth in the covenents and bylaws are meant to maintain this beauty.  The most discussed rules are:

  1. Vehicles will not be parked on the street overnight (temporary visitors may park on the street overnight)
  2. Trashcans are to be stored in the garage after trash day
  3. A home's external appearance and yard will be maintained
  4. External Home improvements will be accepted by the HOA Architectural Approval Authority (AAA) prior to starting.

    A note on rule four.  Our intent here is to ensure the general look of the neighborhood is maintained and an improvement timeframe is adhered to.  Neighborhood complaints on an unapproved external home improvement could result in an order to remove it.  A simple discussion and follow-up email to the AAA is usually all that's required.  The AAA contact information can be found here.

Violations

    Unfortunately, rules are sometimes broken.  The Pinon Ranch HOA board understands life happens and sometimes its messy.  Hopefully, the violation is an oversight on the homeowners part and is quickly resolved.  In the event of a violation, a warning letter is first sent to the homeowner explaining the violation and setting a resolution timeframe.  If resolution does not occur, a fine is issued.

Variances

    Sometimes there is a legitimate need for a temporary waiver of a rule.  These are called variances.  A variance must be approved by the HOA board.  To request a variance, send an email to comments@pinonranchhoa.com.  Include the rule to be waived, the reason and the date the variance will conclude.
